Housing Manager
Job Summary
The Housing Manager oversees and co-ordinates the administration, rental, accounting, maintenance, operation and improvement of residential properties and represents the interests of Fort McKay First Nation.
Core Responsibilities
- Communicates regularly with the owner and the tenants on issues affecting the property(ies)
- Maintains an accurate inventory of rentable space and market all vacancies
- Prepare annual management plans for properties
- Ensures that properties are properly maintained and comply with codes and bylaws
- Prepares annual budgets and review and report on monthly variances from the budget
- Builds and maintains good tenant-owner relations
- Negotiate, prepares and administers property rental/lease agreements
- Proposes and discusses possible renovations or improvements with the property owner and in some cases tenants
- Deals with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations and by-laws
- Regularly inspect each property with a focus on risk management
- Obtains quotes or bids from contractors for repairs, renovations or maintenance
- Supervises janitorial and security services, building superintendents, building operators, contractors and staff
- Ensures that work has been satisfactorily completed and approves invoices
- Administers and maintains records of damage and security deposits
- Reviews rents to ensure they are kept at market value and makes appropriate recommendations to the owner
- Initiates and administers insurance claims with insurers based on policy
- Annually reviews the property insurance policy and recommends changes as needed
- Review engineering reports and plans.

Education and Experience
- Minimum high school diploma
- Computer skills
- Business experience an asset
- Graduation from a post-secondary program related to property management, real estate management, accounting or business administration is a definite asset.

- Knowledge of Alberta's Residential Tenancies Act

- Enjoys co-ordinating office and field services, and dealing with people from all walks of life.
- An interest in completing courses through the Real Estate Institute of Canada to obtain a Certified Property Manager (CPM) designation
